This is the most common friction point for our clients. You might feel torn between a $300,000 renovation on your existing property or an $800,000 new build. On the surface, the renovation appears to be the responsible financial choice. In the Auckland market, the gap between these two numbers is rarely as wide as it seems.
The Hidden Tax of Renovations
When you build new, you work with a clean slate. When you renovate, you inherit the house’s history and its problems. More importantly, the new work must comply with the Building Code. For the existing building, the alteration must not reduce its previous level of compliance; any additional upgrade requirements are assessed by Auckland Council for the specific project. H1/AS1 and H1/VM1 Sixth Edition took effect on 27 November 2025, with the previous editions available during the transition period until 26 November 2026.
The Compliance Spike: Auckland is Climate Zone 1. The applicable H1/AS1 or H1/VM1 compliance pathway determines the required thermal performance; thermally broken joinery and Low-E glazing may be specified to achieve compliance, but are not universal product requirements. Most homeowners see their initial budget grow by 10–25% once structural realities surface.

What Are Current Custom Home Construction Costs in Auckland?
The Baseline: $2,850 + GST Per Square Metre
For a high-quality, architectural-standard build on a flat site with good access, our pricing starts at around $2,850 + GST per square metre. This includes full design and build management, high-quality cladding and roofing, double glazing exceeding code, quality kitchen and bathroom fixtures, and may be eligible for a Master Build 10-Year Guarantee subject to the Guarantee’s terms.
What is NOT Included in a Square Metre Rate
- Council consent fees: Auckland Council’s current building-consent deposits total $7,772 for projects valued at $500,000–$999,999 and $10,665 for projects valued at $1 million and over, including GST. A residential land-use resource-consent deposit is $6,500 where required
- Growth-related charges: Budget separately for Watercare’s Infrastructure Growth Charge and Auckland Council development contributions. For 2026–27, Watercare’s metropolitan residential IGC is $29,348.46 including GST. Auckland Council development contributions vary by location and project.

Residential construction cost growth peaked at about 10.4% annually in late 2022, according to the Cordell Construction Cost Index, and has since moderated significantly. Cotality’s Cordell Construction Cost Index reported residential construction costs up 1.1% in the June 2026 quarter and 3.5% year on year. Stats NZ reported residential construction prices up 1.4% in the June 2026 quarter.
The Math: Inflation vs. Interest Rates
Scenario A (Build Now): Lock in at $800,000. Interest rates at current levels (e.g., 5.5–6%).
Scenario B (Wait 12 Months): Rates drop further, but construction costs rise 2.5%. Your $800,000 house now costs $820,000. You saved $4,000–$8,000 in interest but the asset cost jumped by $20,000.
The Design, Feasibility, and Consenting phase takes 6–12 months. Start now, handle paperwork while the market is quiet, and break ground as conditions stabilise.

How Do I Get a Budget the Bank Will Actually Approve?
Banks rarely approve construction lending based on a free estimate. You need a Concept & Feasibility Study: site assessment, preliminary architectural concept, and a Quantitative Cost Assessment (QCA).
Qualifying construction loans for new homes are exempt from the Reserve Bank’s LVR restrictions, but the exemption does not guarantee approval at any particular LVR. Banks apply their own lending, servicing and project-risk criteria, including for investors.

Yes. Once the detailed design and engineering are complete, we provide a Fixed Price Contract. The contract price covers the agreed scope of work; variations, provisional sums and client-requested changes are handled separately and documented before any additional cost is incurred.
How much should I budget for Council Consent fees?
Auckland Council’s current building-consent deposits are $7,772 (projects $500k–$999k) and $10,665 ($1m+), including GST. A residential resource-consent deposit is $6,500 where required. Allow separately for engineering, planning and specialist fees; the final total depends on project scope.
How much does it cost to build a 4-bedroom house in Auckland?
For a 200–250m² 4-bedroom home on a flat site: approximately $570,000 to $712,500 (excluding GST) at $2,850/sqm. Add GST, site works, services, consents, development contributions, Watercare charges, landscaping and a contingency. An initial all-in planning range of approximately $800,000–$1.1 million is more consistent with current Auckland guide prices, but a site-specific feasibility assessment is required.
Is building cheaper than buying in Auckland?
In premium suburbs, existing homes cost $1.2M–$2M+ for properties needing updates. Building new on land you already own often delivers better value, plus the LVR exemption tilts the math in favour of building.
Can I live in my home during a major renovation?
We advise against it for significant structural alterations. For a knock-down and rebuild, you will need alternative accommodation.
How long is an estimate valid for?
Most estimates are valid for 30 days. Once you sign a Fixed Price Contract, we lock in rates with our suppliers to protect you from inflation during the build.
What is a Code Compliance Certificate?
A Code Compliance Certificate (CCC) is the council’s formal confirmation that the completed work complies with the building consent. Apply once the consented work is complete and all required documents are available. The council generally has 20 working days to decide a complete CCC application, although the timeframe can pause if further information is required. Practical completion, final bank drawdown and Master Build Guarantee cover are separate contractual or guarantee matters.
What is the difference between an Estimate and a Quote?
An estimate is an informed projection based on prior projects. A quote is a fixed offer to do a specific job at a particular price. Banks require a quote or detailed Feasibility Study rather than a rough estimate.
